“Sneak Peek” of the House Flipping School Online Course
As the anticipated countdown begins to the start of the House Flipping School Online Course, I wanted to share a little more about what exactly the course teaches.
My name is Lauren, and I am part of the HFS online team. Over the past few months, I have been proofreading and helping to design all the materials included in this course, to make sure they are organized and easy to follow, so that you receive the best online education possible.
The purpose of this course is to teach you the fundamentals of successfully flipping a house, from start to finish.
After each course module, you are given one or two assignments that will help you jump start your career, while you work to complete the course. You have the ability to refer back to past lessons, so if you would rather read through each lesson first and then act, that's fine too!
Module 1: Acquire The House Flip Mindset
Before you can begin a successful house flipping business, you first need to acquire the right mindset.
In Module 1, you will learn how to "zone in" on the success mindset which Mike feels is so important to making money in this business.
In Module 1 Mike also gives tips and helpful advice on how to create your elevator speech, start your website, create business cards and most importantly, how to manage the fear behind starting a new business/career.
Module 2: Assemble Your House Flipping Team
In the second module, Mike explains who your essential team members should be, the right questions to ask when acquiring your team, and the importance of using networking to find the right people.
There are different types of real estate agents, contractors, insurance agents and CPA's out there, and each one is explained in depth
Through mock conversations and real life examples, Mike explains how to network effectively, and what steps should come after a networking event, such as how to write the proper email for followup, etc.
Module 3: Find A House To Flip
Through the use of real estate agents, wholesalers, attorneys and investors (to name a few) there are a multitude of ways to find the right house.
Mike takes you through each of these in depth, as well as a quick introduction into finding the right type of funding for your flips.
Module 4: Secure The Funding
Many of you who have filled out the initial HFS application have inquired about whether or not this course has direct access to money lenders and other sources of funding.
Although we do not include direct access to lenders as part of the online course, Mike explains where to find these people at your own networking events, in your own area of the country.
Mike also explains the many different forms of funding available, and how you can acquire the money you need to fund a flip from start to finish.
Module 5: Analyzing & Sealing the Deal
Everything is in the numbers. When searching for your first house to flip, there are many factors that need to go into your decision.
Just because you find a house for $10,000 doesn't mean it's a good deal. Utilizing the 70% rule, Mike explains how to calculate the ARV (after repair value) to ensure you are on target to make a profit, and not a loss.
Once you have found the right house, you need to make sure you are prepared to construct the right offer and seal the deal. Mike helps with all of this, ensuring you ask the right questions, work with the right people and understand how to read through the proper documents.
Module 6: Manage The Renovation
There are different ways you can be involved with the renovation of your house flip. Chances are you may still be working in your full time job while completing your first flip, which makes it difficult for you to be there every day.
In Module 6 Mike explains the different types of contractors you can work with, and what each of their levels of expertise should be, so you can be prepared before you start the rehab process.
Module 7: Sell For Max Profit
There are many different methods for selling your house flilp. From using a realtor, to selling it yourself (FSBO), Mike takes you through all the available options.
Mike also explains all the different methods he has used to expedite the sale (like staging for example), and what to expect when using each of these methods.
Module 8: Exit Strategies
Sometimes, a deal doesn't turn out as planned. When this happens, you want to be prepared and have an exit strategy in place.
From promissory notes to wholesaling, from leasing to landlording, each option is explained with real life and mock examples.
Forms & Documents
Mike will also provide 13 of his most used documents and forms as an optional course add-on. If you decide to purchase these forms and documents, then you will be free to use them in your own business.

Based on the feedback we have so far received from applicants, I want to clarify that this online course is most ideal for beginners, and people who are thinking about getting involved in house flipping.
For people who already have a few flips under their belt, then we may also offer an advanced mentorship program with more personalized support. However this option will not be ready in time for the January 15th.
