House Flipping Update August 11-17

I chose a good week to turn off my cell phone and sit by the pool with my family. The past 7 days here in New England have been gorgeous - especially contrasted to last week when I was driving for deals in the rain. It was a good opportunity for me to "tune out" and let my house flipping team run the show.

Taking a step away can be difficult when you run your own business. Email, text messages and voicemails can be pretty challenging to escape. Even when I do turn the cell phone off, I often feel an urge to turn it back on, just to check for any new messages one last time. This is especially true now that my team and I are on the verge of flipping 3 houses per month.

Despite spending my week at home on a "stay-cation" my business kept on trucking along. We have multiple deals underway right now which I am really excited about. In this post I want to update you on one house in particular that we sold this past week, and another house that is mid-way through renovations.

Shores Avenue Property - SOLD

If you've been following our house flips in progress than you have probably taken notice of the Shores Avenue property. This was the property where we found the old-school photo of the house from decades ago.

Fortunately this house has been nicely updated by my team since the above photo was taken. Yesterday I received a phone call just as I was about to step into a meeting letting me know that we sold this property. As always I was pretty pumped!

The Shores Avenue property was on and off the market in a heartbeat. My team and I sold this house fast. I am realizing that selling houses as quickly as possible is becoming and important component of my house flipping business.

So important that once I got the news about the Shores Avenue sale, I dragged John into my meeting room so we could do a round table discussion on exactly how we were able to sell this property so darn quickly.

Mid-Way Thru the Whitman Property

This past Friday was a busy day. As soon as John and I finished filming the above videos, Ralph dragged me out into the field to film video walk-throughs of the Whitman property. Man these guys are killing me!

However I am really excited about the Whitman property, because the house is really starting to take shape. I still find it amazing how incredible the renovation transformation can be. A home that was uninhabitable just a few months ago, can turn into a wonderful place to live-granted you renovate responsibly and don't cut corners.

My team is doing a superb job with the Whitman property. We have been able to enhance this house with multiple value addons that will make the house "pop" without breaking the bank.

All in All a Good Week

Even though I work with a great team of people, I still get slightly nervous when I "punch out" and take time away from my house flipping business. Yet this past week proved that my team and business can and will continue to operate without my presence.

The past 7 days were productive for my business and for me as a human. I was able to take a few deep breaths and enjoy some time with my family, sell the Shores Avenue house and watch a transformation happen in Whitman. I am pretty content.
