Is Hiring a Real Estate Investing Coach a Worthwhile Investment?

House flipping for beginners is what House Flipping School is all about.  My aim for this blog was to create a free and open resource full of useful information for the beginner house flipper.

I thought doing this was important because I vividly remember how tough this business was for me when I was a house flipping beginner.

When you are just starting out house flipping, things can become overwhelming faster than you can say "Carelton Sheets" 🙂

Trust me, I know because I have been there.

To be honest, I was in your shoes not so long ago.

I spent a lot of time debating what to do, when to do it, and how to do it.  Thinking back I wasted more time debating when to take action, then I actually spent taking action.

House Flipping For Beginners...The Mortal Enemies

Procrastination is the #1 arch enemy when it comes to house flipping for beginners.  Procrastination is an extremely common problem for folks just starting out and for good reason.  House flipping is not a hobby or a game.  You can't just buy a house and hope that it sells.  If you want to be successful, you cannot simply play "house flipper for a day" and expect it to work.

House flipping, like anything else in life, takes commitment to succeed.  Success in flipping houses requires persistence, positive expectation and unyielding belief.  Overcoming the house flipping for beginners hurdle hinges on one's knowledge of the market, the rehab process and all the other intricate details that are so often overlooked by house flipping beginners.

I made a bunch of "boo boos" (I try not to say mistakes because I believe every mistake is actually an opportunity to learn something new) when I was a rookie real estate investor.  Maybe you have made some of these same mistakes as well.

Here's a few of my favorite boo boos:

• Putting my house flipping dreams on the back burner for 20 years and not taking action

• Letting "cold feet" scare me out of what would have been an extremely lucrative deal

• Losing money on my 1st house flip deal

• Investing money into house flipping for beginners educational materials that simply did not pay off as "promised"

Sound familiar?

Looking back - I am happy that I didn't give up.  Believe me I wanted to throw in the towel on multiple occasions!

Thank goodness I did not...if I did, then I guess you wouldn't be reading this right now!

The Importance of A Coach

The one thing I did wish I had access to when I was a house flipping beginner was a trustworthy real estate coach.

Don't jump to conclusions and assume that I am just saying this because I currently am a real estate coach.  You are not going to get a pitch from me (at least not right here LOL).

Quite the contrary - I am a real estate investing coach because I now understand the benefit of having access to an experienced coach at all times when you are a house flipping beginner.

Here's why:

House Flipping Fear

For 20 years I was scared.

I was afraid and extremely tentative about going all in.  I was running a successful flooring business and was married with a young family to feed.  I desperately wanted to do something else with my life aside from installing floors, but I just didn't possess the courage to pull the trigger(also known as house flipping for beginners procrastination).

The main reason why I didn't take action was because I was afraid of the unknown.  I could see the light at the end of the tunnel, which was financial freedom and a lifestyle of my choosing.  However I was terrified of taking that first step towards achieving my dream, because I really had no clue what I was getting myself into.

I wanted to make more money and live a better life, but I simply did not have someone to show me how to get there.

Money

The thought of coughing up thousands of dollars to purchase a house was knee tremble-terrifying for me way back then.  Even more damage to my psyche occurred when I would debate and dwell over the money for months while I procrastinated.

Below is how I used to think.

What will happen if the house flip deal falls through?

What if I don't make back my investment?

I'm putting everything I have on the table, how will I survive if the entire deal flops?

I can recall nights when I stayed up dwelling over these thoughts.  Those were long nights that I never want to visit again.

Time

I was extremely busy back when I was just getting into this business.  I think being "too busy" is a very common house flipping for beginners problem. As mentioned above I was running a business, being a Dad and a husband.  I had a lot on my plate to say the absolute least.

Time is the one thing we can't get back, and it is often the one thing that is the hardest to find.  Learning how to invest in real estate does not happen overnight.  I quickly realized this after purchasing thousands of dollars worth of house flipping for beginners study materials.

Sure I had the tools at my disposal, but did I have the time to learn how to utilize them?

The Solution: Hire a House Flipping Coach

I often think about how much fear I could have conquered, how much money I could have saved/made and how much less time I could have spent learning this business if I had a house flipping coach by my side.

Here's what I think would have happened, if I had a real estate investing coach at my side when I was first got into this business:

1. I would have taken action and gotten into a house flip deal decades earlier
2. I would have learned how to fund a deal using many different streams of readily accessible money
3. I would have reached my current level of house flipping success in half the time

There is no doubt in my mind that with a trustworthy and empathetic real estate coach that the above would of been realized.

Getting into a deal quicker, learning how to fund flips without using my own money, and reaching my current level of house flipping success in half the time is really just the tip of the iceberg.

The real benefits lie deeper.  Let me explain...

The real reasons why I wish I had access to a real estate investing coach back when I was a house flipping beginner are:

1. I would have been able to spend more time with my family years ago
2. I would have achieved financial freedom to support my family years ago
3. I would have achieved my dream of doing something I love for a living years ago

Is it possible to learn this business and be successful without a house flipping coach?  Absolutely, it is 100% possible.

Will you have to spend extra years of time, effort and energy in order to do so.  You bet.

Time is the only thing we can't get back in this life.  If you lose money, you can make it back.  If you lose a friend, you can patch up the relationship.

But time is the one thing we cannot get back.  And time is the one thing that a house flipping coach can help you save.
