Flipping Houses Tips You Can Use Today

Successfully flipping houses in today's market requires ingenuity and creativity.  One of my favorite designs is the open floor plan.

We have been going with open floor plans in our houses basically whenever possible.  I'm finding that people these days really enjoy having the extra space gained through an open floor plan design - as opposed to having a labyrinth of halls and rooms scattered throughout their home.

This property had everything but an open floor design when we purchased it.  Right smack dab in the middle of the house stood an enormous chimney.  The home was a labyrinth of halls and doorways - really not ideal for entertainment purposes.

The old design also restricted the water views of the pond that this house is situated on.  In order to make the house more conducive for entertaining and viewing the pond, we decided to knock down the chimney and a few walls and give this house some much needed open space.

I don't want to start sounding like a broken record, however creating open space is one of the most important flipping houses tips I can give you.

Now with the chimney and walls removed, the house flows from the front room through the kitchen, back into the family room-providing water views no matter where you are on the first floor.

When you think about the floor plan for your property, be sure to consider the "entertaining element."  People do not just hang out in the family room anymore.  They float from room to room, and often times hang out in the kitchen more often than the family room.

Bringing all the first floor rooms together, and adding in a bar with some stools will really help to sell your property quickly-which is what flipping houses is all about.

    What software do you use to layout the design for a home you want to flip?

    We don’t use any specific software. We have a designer do the plans or an architect depending on the scope.
