Water View Wareham Property | Before and After

This property overlooks a tranquil pond in Wareham, MA.  The house had a lot of potential, however we knew right off the bat that it was going to require a lot of work to get flip this house and get it ready to be sold.

The first thing that struck us about this home was the exterior.  There were certain parts of the house that were, quite literally, falling apart.

So needless to say we had some landscaping work to do!

However landscaping was just the tip of the iceberg with this property.  Since the property was located close to a wetland environment, we had all sorts of special requirements we had to pay attention to.  Wetlands always make flipping houses a bit more challenging.  To flip this house we had to tend to all the local wetland regulations and renovate in accordance with local ordinances.

Yet dealing with the wetland issues was a welcome challenge.  I knew that if we could pull this renovation off we would be creating a beautiful home with water views.  This property had incredible saleability potential - we just had to make it happen.

One of the best ways to take advantage of water views when flipping houses is to have a deck that overlooks the water.  This house did have a back deck - problem was that it had been seriously neglected over the years and was now on the verge of collapse.

The interior of the house was not in much better shape.

It took us a few days just to remove the trash.  Fortunately I had help from my brother David, who is as hard a worker as they come.  Together we entered the trenches and didn't stop working until we filled the dumpsters to the brim.

Once we had the trash removed it was time to knock down walls and start gutting the house.  We removed old water heaters, cabinets and toilets.  You name it, we removed it! The overall goal was to create plenty of open floor space.

Well it did not happen overnight (actually it took almost one full year) but we finally closed on this property last week.  Of course the closing did not go 100% as planned, but we managed to overcome a few bumps in the road and ended up making all parties involved very happy.

I really could not be more ecstatic with how this home came out.  I hope you are able to learn something from all the work we performed to flip this house!
