Sold in 1 Day | Update to the Scituate, Massachusetts House Flip

The Scituate, Massachusetts house flip underwent quite a transformation.  If you are not familiar with how this property looked before construction began, definitely check out the this post before reading on.

I am very pleased with how this house flipping project turned out-especially since this property sold after just one day on the market!

Selling a home in one day is completely new for me and to be honest, completely unexpected.  Since I began flipping houses for a living I have had numerous houses sit on the market for much longer than anticipated.  Needless to say a quick sale like this one is always much appreciated.

As with many of our recent real estate flipping projects we decided to integrate an open floor plan into the Scituate property.  The old front door used to lead into a cut up floor plan with absolutely no view of the nearby ocean or marshland.  This had to be changed.

As you will notice in the below video, the first floor is now wide open and very spacious.  Take special note of the nice staging job that Lynn Amiccuci from Vernace Designs did for us.  I really think that staging this house flip played a pivotal role in selling the home so quickly.

Home staging is definitely something I find myself recommending more and more to people who want to learn how to flip a house for profit.  The amount of profit you realize when flipping properties often hinges on the amount of time the house spends on the market.

Throughout the first and second floor of the Scituate property my team and I focused on integrating a Cape Cod/Nantucket style into the home.  Since the Scituate property is located close to the ocean, I felt this would help give the home a more sea-side look and feel.

There is no best way to flip a house, but when it comes to kitchens, I am pretty sold on incorporating an open floor plan.  I think this kitchen came out awesome.  Kudos to my crew!

In the kitchen we installed granite counter tops mostly because everyone I speak to loves the granite look.  White cabinets with soft close draws and brush nickel features have worked well for me in the past so I chose to include them in this kitchen.

As you may have noticed in the above video, the back of the Scituate home is really the nicest section of the house.  The large slider will give the new homeowner a wide open view of the marshland as well as the ocean.  The outdoor deck will be a great place to have a barbecue and just relax with a cold adult beverage.

House Flipping in Scituate, MA | The Second Floor

One question I hear asked by newbie real estate investors and house flippers is along the lines of - "Is flipping houses profitable?"  Well the short answer to that question is of course flipping houses is profitable.  However I can understand why people consistently ask the question.

You can get yourself into trouble by trying to do more than you have to with a particular property.  In other words, knocking down walls or installing the "best of the best" when you really don't have to.  This is a sure-fire way to diminish your profit margin.

This was the case on the second floor of the Scituate property.  To be completely honest, my team and I did not have to make any major changes on the second floor which gave the profit margin on the home an added boost.

What we did do was install new carpet and give the walls a fresh coat of paint.  The most exciting feature we installed upstairs was a small deck off the master bedroom.  During the warmer months I can imagine the new homeowners enjoying their morning cup of coffee out on the deck as the sun rises over the ocean.

The changes we made to the exterior of the Scituate property are nothing short of dramatic-at least in my opinion!  I decided that investing some extra money into the front of the home  in order to give the house a more upscale look was a good idea.

The mahogany decking and new mulch beds go a long way as well.  The new walkway, stone driveway and new paint job on the front door are really just the icing on the cake.
