    I’ve been browsing your website and one video caught my eye since it fits what I’m looking for: “9 Magic Words You Must Say to Raise Money”. However, the video is no longer up and running so I wanted to see if you had a new one. I live just outside of Charlotte, NC with poor credit and no money, but I have a few friends that have both. I was planning on approaching some of them about going 50/50 on deals that I may find, manage and fix. So I planned on putting together a business plan and see if they would have interest in looking it over. I have never done a flip and do not want to insult or make things awkward since these are people I know. However, I do want to get funding so I can start marketing and looking for deals. I was curious as to what NOT to say and what TO say to get them to believe that I can actually do this and their risk is limited. I’ve watched more podcasts (Biggerpockets, etc.), read more books, articles, etc. and I’m fairly confident that I have done all the bookwork I can do to prepare the only thing left in my education is to actually do it. Any advice on approaching would be investors, getting this video and putting together a bus plan would be appreciated.
