Ive talked about how to break the 70% Rule before...but on this one I totally shattered my MAO Rule – buying a house flip for $15,000 OVER my maximum allowed offer.
And all I did was bring coffee…coffee I bought with the profits I already had in my pocket.
Yes, I made my profit BEFORE the house was sold.
And best of all, I made $22,500...and did basically nothing.

When you flip houses for a living, sometimes you just have to get creative. Not just creative, but insanely creative.
What is insanely creative?
Its thinking how to get things done, how to work a deal to get it done no matter the obstacles...its using the power of your mind to be open to ideas and suggestions.
In essence, I became a "transactional engineer" - thanks to Brian Gibbons for that one!
And sometimes, when it works out, all you ever need to do is just show up every now and then and bring coffee...
