Deck the Halls with House Flips

house flipping schoolWith the holiday season now upon us I would first like to say thank you for checking out the House Flipping School blog.  This blog began back in May of this year and since then I have met some incredible people and formed some wonderful relationships that I never saw coming.  It’s been a great experience!

So needless to say I am really looking forward to 2013.  My team and I have some big ideas that we’ll be releasing to you here on the blog throughout the new year-so be sure to stay tuned.  Until then I’ll be looking forward to meeting, and helping, aspiring house flippers like you get started on the road to house flipping success.

A Holiday House Flipping Checklist

For me, this time of the year is first and foremost about my family.  My house flipping business will continue to truck along, but it will take a back seat to Christmas parties and just spending some Q-time with my wife and daughters.  Ladies if you are reading this, be sure to hold me to this! LOL

However this time of the year is also about reflection and setting house flipping goals for the new year.

I will be the first to admit that maintaining balance, and focusing on high impact tasks can be a constant battle.  That’s why in this post I am going to share with you a detailed strategy for how you can accomplish your most important and most critical goals for 2013.

“At Last, A Simple Solution to Successful Networking”

house flipping business planIt is next to impossible to succeed in flipping houses for profit all by your lonesome.  Having a solid network of house flipping contacts is an essential component to any house flipping business.

Thus effective networking needs to be at the center of your own house flipping business plan.

The goal of networking is to establish those key relationships that will help you propel your house flipping business forward.

Yet networking is really just a fancy word for making friends.

Unfortunately we sometimes lose sight of this simple truth, and some folks never seem to "get it."

In my experience it is not unusual to encounter people at networking events who's main goal is to give their card to everyone at the event.  We have all been stuck in other people's boastful conversations and may have even witnessed complete strangers arguing over something that doesn't even matter.

Approaching a networking event from the wrong angle will get you nowhere very quickly.  A better idea is to approach each and every networking opportunity as if you were simply there to make a few friends.

After all, making new friends is what networking truly is.  Wouldn't you agree?

learn how to flip housesI am a firm believer that we are all capable of incredible things, whether it be learning how to flip houses or climbing a mountain.  I believe that someone's background, education and prior life experiences do not dictate their potential.

Everyone on this planet has the potential to learn how to flip houses and do something wonderful.  At least that's what I believe!

Often times in real estate or house flipping,  it just takes a little coaching in order to convince someone that this is true.  Someone may very well have unlimited potential-however in many cases they just don't see it.

I will be the first to admit that life can knock a person down.  Unexpected and traumatic things happen, and it is not always easy to bounce back.  Believe me, I too battled fear, doubt and worry when I first began to learn how to flip houses.

Conquering House Flipping Fear

Have you ever gotten that awful feeling down deep in your gut?  Your stomach turns as a touch of anxiety begins to pulse through your veins?

What I'm getting at here is fear.  We all experience fear and we all must figure out healthy ways of dealing with fear if we want to progress in business and in life.

I know I experienced quite a bit of fear when I was first started developing my house flipping business plan.  Fortunately I have learned to cope with fear fairly well over the years, however it did not happen magically or by accident.

Conquering  fear requires you to take action on your own behalf.  I'll be the first person to tell you that making money flipping houses requires a great deal of fear control and management-especially when just starting out.

flip and grow richContrary to what many people may think, the single most important factor in house flipping success is not finding the right property...nor is it negotiating the sales price...nor is it containing your rehab costs,  nor is it avoiding "the bad deals"...

Although those are all important, the most important factor to house flipping success by far is having the right house flipping mindset.

Although "The Secret" hits on many important aspects of house flipping success, it was not the first book of its kind to discuss the importance of mindset when achieving success. In actuality, "The Secret" borrowed most of its concepts from many other books, including the ones mentioned here.

One of the greatest books I have ever read on mindset and how to flip and grow rich at the same time is Think and Grow Rich by Napoleon Hill.

This book hugely influenced my house flipping career - so much that I still refer back to it on regular basis to review its basic concepts to reinforce to me exactly how to flip and grow rich.

“The Secret” to House Flipping Success

The movie got a bit too much exposure when it first came out, with the author Rhoda Byrne making the circuit on Oprah, Ellen, Montel, The Today Show...all advocating the power of “the law of attraction”.

It’s not exactly the kind of self-improvement author you’d think of when learning how to flip houses

The truth is that the movie (and the subsequent best-selling book) is one of the best movies you can watch to inspire you to success when you first start flipping houses.

Aladdin, the Genie and House Flipping

In the fairytale Aladdin and the Magic Lamp, a young boy comes across a magical lamp - out of which a genie appears before him.

The genie asks the boy “your wish is my command”.

Whatever the boy asks for, he gets from the genie.

Sound pretty good, right?

What most people in real estate investing don’t realize is that house flipping success works in the very same way…

When it comes to achieving success flipping houses, the first step is to “ask the genie”.

The 3 Step Formula for House Flipping Success

Step 1: Ask For House Flipping Success

The first step is to ask, make a command to the universe – let the universe know what it is that you want.

Sit down and write it out on a piece of paper. Write it in the present tense.

Start it with “I am so happy and grateful now that…I make $100,000 per year in profit flipping houses.

You must be very clear on what you want and state it positively; otherwise “the genie” will not know what to bring you.

Likewise if you think and if you ask for bad things, he’ll bring that to you too.

When people do this, sometimes for the first time in their lives, they get very clear on what it is that they really want. If you don’t ask for success flipping houses, how will the universe know you actually want it?

Think of the universe as your personal catalog, and you are just placing an order.

The House Flipping Mindset

house flipping mindsetIt’s been said many times by many success experts that people’s behaviors are driven by just two forces of nature:

  • The pursuit of pleasure
  • The avoidance of pain

Out of the two...fear is the bigger motivator by far.

You may have seen this before - but Tony Robbins said it best:

“The secret of success is learning how to use pain and pleasure instead of having pain and pleasure use you. If you do that, you're in control of your life. If you don't, life controls you”

If you are just getting started house flipping as either full time job or just part time, this is the most critical element to conquer before you even consider doing your first house flip.

House Flipping, Pain and Pleasure

Here’s the really strange thing. We make the vast majority of our decisions to do something or not do something based entirely on what we THINK will happen instead of what will ACTUALLY happen.

So in any case, when we are confronted with a decision to either do it or not to it, whether it’s flipping houses or deciding on going to a party, most of us think about what we would LOSE by choosing to move forward with that decision.

We project ourselves into the future and THINK about what these things will feel like in the future. More often than not, this is not based on reality at all.

The reality for most of us is we completely fabricate painful outcomes based on very little data, if any at all.

This “projection” is all about our own twisted PERCEPTION of what reality may actually be.
