Bathroom Remodeling Ideas 5 Great Tips You Need To KnowAs you may have heard before, the kitchen is generally considered to be the most important room when flipping a house. However, following in close second is a room that is nearly just as important: the bathroom. Unlike the kitchen, there is typically more than one bathroom in a property. Because of this, it is perhaps even more essential for you to know these important bathroom remodeling ideas before beginning your project.

If done incorrectly or without the proper guidance, a bathroom remodel can turn into a nightmare, costing you a fortune just to get back to par. If you follow these tips, you should be able to create the ideal bathroom for potential buyers, and save a great deal money in the process.

Bathroom Remodeling Ideas: #1. Make A Game Plan

The first task you need to accomplish before remodeling your bathroom is to assess what specifically needs to be fixed or improved and to make a game plan deciding how exactly you are going to do that.

If possible, you might even want to consider doing this step before you purchase the property. Bathrooms can often be one of the more expensive rooms in the house to renovate because they have many fixed appliances like baths, sinks and toilets, which most other rooms do not. Evaluating ahead of time can help you come up with a rough estimate of how much the bathroom is going to cost and factor that number into your budget. If the costs are going to be too expensive for you to make a profit, you might not want to purchase this property in the first place.

If you have already purchased a property, you can begin to take a more hands on approach to assessing the necessary improvements. Before removing anything or buying new material, try scrubbing the grime out yourself. You may find that you don’t have to purchase as many new fixtures as you originally thought. You might even save yourself from buying a new floor, or from retiling the walls!

Moreover, make sure that you are in control and that you know what you are doing. Also, don’t forget to have any subcontractor that might be involved with the bathroom to give you an estimate of the improvements they will be making.

Bathroom Remodeling Ideas: #2. Demolition

Before you make any other changes in your bathroom, you must first get all of the demolition (if any) completed. This includes the removal of a wall, the removal of appliances like the toilet or tub, and the stripping of the floor.

If you do not do this first, you might damage the new fixtures and pieces that you’ve already installed, or at the very least, have to remove them again.

Bathroom Remodeling Ideas: #3. Improve The Toilet

You should try to get the toilet nearly spotless if at all possible. If the customer sees even the smallest amount of brown grime or rust, they might be immediately repulsed, and perhaps become turned off from the property.

Sometimes, all you will need is a new seat to make the whole toilet appear new. This strategy is essentially the bathroom equivalent of refacing the cabinets in the kitchen. New toilets can be very expensive, but toilet seats on other hand, cost next to nothing in comparison. You can get the same effect for a fraction of the price with this one clever trick.

Bathroom Remodeling Ideas: #4. Replace The Fixtures

One technique that can help your bathroom really shine is by replacing the fixtures. New faucets, faucet handles, showerheads, towel racks, light fixtures, door knobs, and even door hinges can really improve the overall look of the bathroom. These fixtures are inexpensive and not particularly time consuming to install.

Try to get all of these fixtures to match to bring the whole room together. A popular type of hardware you might want to consider stainless steal or perhaps brushed nickel. A random assortment of different mismatched fixtures can be unattractive and undesirable to the potential buyer.

Bathroom Remodeling Ideas: #5. Light The Room

Like the kitchen, dim lights are almost never the answer. Poorly lit rooms can feel unpleasant and even perhaps eerie. Even worse, a flickering light bulb can make the bathroom feel like it’s straight out of a horror movie. If the lights in your bathroom are dim, consider replacing them. If your budget is smaller, at the very least you should replace the old bulbs with some higher wattage ones.

  • Thanks you for the idea. I would focus a lot on the lighting and the new appliances. I feel that the lighting will be a huge factor on how everything will look when your finished with the redesign factor. Also try to get appliances and other things that keep up with the times. You want to stay up to today’s trends.

So True Bill. Lighting can be a big expense so depending on the resale we will determine how much we will spend on lighting. The higher the price the more we will do things like recess lighting and more expensive light fixtures.
